04 Nov 6 design tips to optimize a vacation rental
You are interested in short letting your house but you’re not 100% sure that the design will please your future guests… And you should care because one of the key-motivation of a potential guest to book your house is the pictures. So the design is the key to optimise a vacation rental and it needs to be neutral.
Easy to say, harder to do… Especially because you don’t want to spend a lot of time and money on your interior design. However, a well-designed vacation rental property will make you stand out from the crowd and will ensure that your property is rented as often as you’d like it to be. Here, are some easy tips which will turn your house into a star on all the vacation rentals websites.
In the Living Room…
#1 Small touches make big impact
Use neutral tone for the biggest furniture: sofa, chairs and buffet. However, you can’t welcome your guest in a hospital atmosphere, so don’t hesitate to add colourful and personalized touch throughout the living room. Nice accessories can also make your old furniture looks better: “Adding new pillows and a nice throw can make it look like you’ve got a brand-new couch or armchair,” says stylist Lance Boyd.
#2 Add colour to your home
If you want to change dimensions of your living room, there’s one easy tip: “A dramatic new colour can make a room feel bigger,” Boyd says. You could for instance just paint one of your walls, it will totally change the vibe of the room.
#3 Create an “L” atmosphere
Then, you can arrange seats to create a warm and inviting space: Draw an L with your chairs and sofa, it will produce a welcoming atmosphere.
In the Kitchen…
If your budget is tight and you don’t need an entirely new kitchen, there are simple changes you can make that will transform your current kitchen without costing too much:
#4 Put some lights
If your kitchen is small it’s important to focus on lightings.
You can put spotlights in order to give a modern aspect. On the contrary, you can buy pendant lights to give a country atmosphere. In many cases, if you’re rearranging your lights, speak to an electrician first to find out what is possible.
#5 Focus on the floor
Just like with the living room, you can easily change the vibe of your kitchen thanks to your floor. Vinyl flooring is generally the cheapest, starting at around £10 per square metre when natural materials such as
stone and wood are more expensive – anything from £20 to £100 as starting prices.
In the Bedroom…
#6 Your bed matters
When you decide to take a short-term rental, it is above all to have a place to sleep during your travel. Have a personal bedroom where you can relax or nap during the day and sleep during the night. The central element of this room is the bed. Its size should be determined by the size of the bedroom. If you use a large bed, your bedroom will look small and crowded especially if your room is not too big. If you use a bed which is too small, it will look awkward. Also, choose a good mattress. Something that is soft and comfortable would be perfect. You know how a good mattress is important to you, so it is normal that your guest will not hesitate to comment on it! Trust us:)
