Make the most of the London summer season on Airbnb

It’s a fact nobody can deny: Summer season is coming, and it’s coming fast! And as summer season on Airbnb is the best time of the year, it’s capital to understand the differences between summer season and the rest of the year. We decided to clear up a few things, to help you make the most of the best season you could have!

#1 Stay competitive

You know it, summer is the season when you will be able to make the most of your income. But it’s not a reason to put really high prices thinking you will necessarily have bookings because there is a higher demand. You have to be twice as careful on your competitors and their prices. You’ll probably have to change your prices more regularly. Moreover, as people use more and more becoming Airbnb hosts, prices tend to decrease a little bit every year. You will have more bookings by being competitive than by putting higher prices because you think your flat is worth more.

 

#2 Re-think your minimum night stay

If you leave your flat two months this summer, reconsidering the minimum night stay might get you more bookings. Indeed, if you put a 6 nights minimum stay, you’ll touch a smaller-scale of guests than if you put a 2 nights minimum stay. It is important to realise that if some people do come for long stays, travellers tend to move a lot, and only come for a few days.

Moreover, it may also be a good idea to accept last minute bookings, especially if your planning is not fully booked. You will optimize your occupancy rate the best way possible.

 

#3 Try instant booking

Instant booking is a tough point for a lot of hosts: is the risk worth it?  For those who are still discovering Airbnb, instant booking is the possibility for guests to book your property without having to inquire with you first. Airbnb added a function to its instant booking so that hosts don’t have to accept anyone. You can for example only accept guests with positive reviews, or set up a time after which people won’t be able to instant book your flat anymore.

It is true that instant booking can be a bit tricky, and it’s sometimes hard to decide if it’s worth it. But it’s also the best way to have a lot of bookings.

 

#4 Get nice pictures

To end our tips list, remember that you can also optimise your listings before summer with nicer pictures. You can also make a list of what guests told you to change and try to improve your flat or services to maximize good reviews. And even if you are having the time of your life away from home, answer to your guests as soon as possible and always be the nicest you can be, even if you are irritated to answer for the thousandth time to a boiler question.
