What does a potential guest want to know about short-rental properties when he browses tons of listing and pricing webpages? Airbnb took a pool. This aspect seems to be so trivial for hosts. They know that the location really matters, but, usually, they don’t provide the right information: location is restaurants, parks, attractions… but that’s not all!
If there’s a parking close to your flat, write it on your Airbnb description.
Another important point is flaws your flat could have. For example, is sometimes a train make some noises, don’t hide this aspect!
Don’t worry, that’s the best thing to do: guests were informed about some potential problems your flat have, so you avoid bad reviews!

Amenities
You have to know that guests really appreciate every kind of amenities but in some cases, one accessory is more important than another. In other cases, it’s a must. For example, if you rent out your property during a hot summer, it would be great to have air conditioning.
Furthermore, think about what guests could do with the amenities you offer, in order to improve at most their experience. For example, if you have a television and a DVD player, it’s a fantastic idea to provide some great movies to watch.
N.B. Like locations, you have to inform guests if something doesn’t work as it should. For example, if your super-fast Wi-Fi internet connection doesn’t cover all the property, it’s better to write “Fast Wi-Fi available in the main rooms” instead of “Fast Wi-Fi available”.

A picture is worth a thousand words, but be loyal
Now you know: it’s better to provide a realistic screening of your property rather than a “boosted” description.
The same is true for photos. Great photos are the first steps to a successful listing. When you take your photo-shoot, take care of the furniture, lights, etc. but try to take the most realistic shot possible. For example, if you use a camera with a wide-angle lens for your shooting, you have to know that spaces appear much larger than it is in real life.

 

To sum it up, the way to satisfy guests is to have a realistic screening of your property, with every strength and weakness, so that they stay in the exact place they had envisioned.
