The mistakes to avoid when you’re an Airbnb host!

Written by City Relay

Hosting mistakes. You have done some, you will do some. Nobody’s perfect. But don’t pity yourself: there are some mistakes you can avoid! Those mistakes might seem obvious, but trust us when we say that there are very common. Here are our top 4 mistakes you cannot make as an Airbnb host.

#1 Not providing a clean environment

A clean flat is not a plus, it’s a must! Would you enjoy arriving in a new city, your head full of the plans you made for your stay, and then enter your flat only to discover dust on the floor, an unmade bed, and an uncleaned bathroom? Don’t even hesitate, you know the answer. So why inflict that on your guests?

Of course, you don’t have to clean from floor to ceiling, but at least clean every room correctly (and cleaning is not just vacuuming quickly the floor, just to clear the situation).

#2 Not leaving or responding to review

Reviews are capital on Airbnb.

Firstly because you will never trust someone with no review unless he or she just arrived on the platform. Secondly because, even if it’s not a perfect science, it can avoid you bad surprises. Thirdly, if you don’t respond to your guest, you might give the impression you don’t care about them, and people don’t want to just be one among many.

And last but not least, because it will give you access to way more potential guests! You want to generate traffic on your profile, and leaving good reviews is a very good way to influence your guest’s friends to visit your profile. They might not book, but the more people view your profile, the more it will be well ranked, and this will generate more bookings!

#3 Incorrectly pricing your property or not adjusting your prices

Having the right price for your place at all time is capital! Your flat is not worth the same at Christmas, in April or during the Summer.

Adjusting your prices depending on holidays and famous events is a must which will avoid your deceptions.

But high and low seasons are not the only thing you need to worry about: you need to check your bookings too. If you have a lot of inquiries, increasing the prices could be a good idea, and on the contrary, no bookings might mean your price is too high.

#4 Not photographing your property properly

We can never say it enough: photos are the first things potential guests will see, and the only reason they will click to have more information. Perfect, nice photos, in a clean flat, is vital for you to maximize your bookings. If you are not a photographer, ask a friend or a professional: it will never be money trough away, but a real investment.

You’ve heard it all your life. “I told you so!”. Thus be prepared! Mistakes are so easily committed, and it’s harder to correct them than to just watch out and double check everything is in order. You won’t avoid bad reviews or bad experience, but you sure will minimize them!
