Question Do you have to pay tax on Airbnb renting income?


If you are renting out your spare room or whole property on a short let basis, you can earn up to £7,500 tax-free, providing that the property is your main residence and is fully furnished for your guests. This is allowed under the UK Government scheme, Rent A Room.

If your rental income is higher than £7,500 annually through short letting your home, you will need to complete a tax return and pay tax on the additional amount.

If you are unsure about tax, you should seek advice from an accountant, who can inform you of the tax implications relative to your personal circumstances.

Question What do the Airbnb management companies charge?


The fees that Airbnb management companies charge vary greatly, depending on the company, their location, and their operational model. Most commonly there are two main options for Airbnb management fees:

a) A commission percentage 

These fees are often between 15% – 30% +VAT of your monthly Airbnb earnings. Given the nightly rate for a short let is high, often around £150 in London, this fee structure still leaves plenty of room for profit and provides stability for you as the host, all year round. 

 b) A monthly flat fee 

Some management companies prefer this option and this of course has benefits for you as a host – you can make large profits in the peak months! But you would have to make sure you have received enough off-peak bookings to ensure you aren’t losing money in these months by renting out your property.

Question How long can you rent your home on Airbnb?


Regulations were introduced in Greater London in 1973 to restrict the use of residential premises as temporary sleeping accommodation. In 2015, an act was passed that relaxed these restrictions following the rise in popularity of sites such as Airbnb. This enabled homeowners in London to short-let their properties for a maximum of 90 days in a calendar year without the need for planning permission.

Some property management companies, including City Relay, will automatically limit your calendar to this 90 day period. However, if your property is listed on multiple platforms, the responsibility is with you, the homeowner, to ensure you don’t exceed the 90-day limit.

Question How to write an Airbnb profile? What should I put on my Airbnb profile?


Writing a good Airbnb profile is harder than it seems! It’s important to invest the time in writing a good profile, making it unique and memorable, to gain more interest and bookings for your property. A good profile includes:

  • A detailed profile description, including personal information such as your occupation, your interest and hobbies, your travel bucket list and what you enjoy about being an Airbnb host
  • Include a good profile picture! Make sure the guests can see your whole face clearly and don’t forget to smile!
  • Get your verification stamp. This green stamp does a lot to build trust with guests and all you need to do is supply Airbnb with your I.D. and contact details and they’ll do the rest
  • Provide a room-by-room detailed description of your property including any special features i.e. ensuites, balcony access, and showcase any outdoor space and furniture that you have at the property
  • Tell potential guests about your local area including points of interest like transport access and local attractions. Give recommendations for your favourite restaurant hotspots and things to do – guests want an experience to remember!
  • Build up your review profile. Customers want to come to your property for an experience, so make sure you can provide them a reason to visit! Reviews can go a long way and can be the deciding factor between your property and others.
