According to our tenants and landlords, we go the extra mile.
To ensure the ongoing maintenance of your property, we include property inspections as standard within our management fee. So, every 6 months our property management team will visit your property and provide you as the landlord with a written report including; general photos of each room, in-depth photos and details around specific issues seen and recommendations for maintenance required.
At this visit, we will also supply recommendations directly to your tenants on how to manage common issues including damp and condensation, so we can keep maintenance bills at a minimum by helping to prevent conditions in the first place. Outside of these visits, our team sends seasonal letters to tenants with advice and recommendations for looking after the property as the weather changes.
We handle the tenancy from start to finish, leading landlords through the tenancy process, including contract renewal and chasing rent arrears, if required.
At the end of a tenancy, we will ensure the property is cleaned and returned in the same condition as at the beginning of the tenancy. We will also complete the required check out reports to ensure that the security deposit release can be organised, with tenant negotiations on cost deductions taken care of by our team too. Finally, at this stage we assess the need for repairs and any compliance needs, before we put the property back on the rental market.
